North Kitsap tends to have a higher price point on average vs. Central and South Kitsap. While Bainbridge Island is part of Kitsap, it functions as its own market with a significantly higher average sale price. For example, in the 4th quarter of 2025, the average sale price in Kitsap County was $686K. On Bainbridge Island, the average sale price during that same seasonally slow period was $1.5M. So, when you’re looking at homes here, keep in mind these differences, get pre-approved, and prepare so that you can make a competitive offer when you find your ideal home.
